I am excited to welcome more and more permanent lot owners to Sandy Shores Resort and look forward to touring potential lot owners less familiar with Sandy Shores and Lake Diefenbaker. As you consider the area and investment in lake property, here are some things to consider:
1. Distance to major centres
- Several nearby small towns have great businesses. Outlook is 38km away and has full services.
- Saskatoon is 106km away for all your needs but is also a great market if you choose to sell your property in the future. 1 hour to Saskatoon is a key selling feature and a rarity in recreational property.
- Sandy Shores Resort has plans for a marina marketplace which could include confectionary, food vendors, and tourism businesses
2. Utilities
- Sandy Shores Water Treatment Plant delivers potable (drinking water) water to all properties year round. Pressurized treated water has a positive impact on property values. Water is required for many mortgages. Enjoy your lake time instead of hauling water or dealing with well water quality issues. Landscaping and beautification of parks are enhanced by water; 2000 trees were planted in 2023.
- Sandy Shores Resort is served by EcoGreen for propane service .
- Enjoy every season; roads and services are 4-season!
- Underground power lines are installed to each lot.
- Single cell septic tanks are required due to the proximity to the lake and size of the lots.
- Garbage and recycling services are available to lot owners.
- There are several options for internet services. Wood River Controls placed a tower at Sandy Shores in 2021. Unlimited data packages are available and seasonal disconects. Call 306-992-5516 or email sales@woodrivercontrols.com.
- SaskTel Danielson Cellular tower is nearby. There are 3-4 bars trypically for cellular service in most areas of Sandy Shores.
3. Shoreline Stability
- Sandy Shores Resort’s proximity to the lake and gradual slope to Lake Diefenbaker are unique. Other areas on the lake have shoreline erosion where the shoreline slumps. Shoreline movement on Lake Diefenbaker can be several meters a year! Not here at Sandy Shores!
4. Water Table
- A full geo-tech report is available.
- The water table is near lake levels and allows for fibre glass septic.
- Many lakefront lots are suitable for walk-out construction with low risk of flooding due to stringent water level management of the reservoir.
5. Access to the Lake
- The gentle slope of the shoreline offers excellent access to the water and dock potential on lakefront lots.
- ONLY lakefront lots can have docks. In other areas where docks are not regulated, there is conflict on accessing the lake.
- The gentle shoreline in the Coteau Bay ensures easy walking to Lake Diefenbaker on both beaches within the development.
- The shoreline trails offer gorgeous views.
- The inland marina is open.
- The sheltered coulee is a great access point to the 800 km of shoreline on Lake Diefenbaker within a protected bay.
- Coteau Bay offers shelter from storms, but the Marina will offer the most shelter for boats.
6. Flooding
- Lake Diefenbaker is a reservoir and closely managed by WSA. It is low risk for flooding.
7. Water Quality
- Most of Saskatchewan's drinking water comes from Lake Diefenbaker and the water quality is excellent year round.
8. Amenities
- Sandy Shores has beaches, swim docks, shoreline trails, parks, playgrounds, and a sport court.
- Lake Diefenbaker’s size and water quality offers a huge number of water sports including world class fishing!
- Lake Diefenbaker is a Top 10 North America sailing destination.
- Surrounded by nature and wildlife offer viewing, photography, and a setting you will love to explore!
- Surrounded by Danielson Provincial Park including the Visitor Centre with seasonal displays, Beachside burgers restaurant
- Mature trees include Colorado Blue Spruce, Poplar, Ash, Elm, Lilac, and more! Tree planting and beautification is a focus of development and assisted by plentiful water!
- Many lakeside, parkside and marina front lots have great views.

10. Other costs
- Costs at closing are: GST, Community Association fee (one time fee although future fees are possible but expected to be small), and your lawyers fees.
- Ask about current property taxes and utilities. Of course, these vary with the lot and property constructed. In 2023, property taxes ranged from $985-6240
11. Check out the Properties Built and Under Construction
- Titled lots let you personalize and build to your taste within the parameters of the Building Standards which protect your property values! Lakefront, Lakeside and Marina side lots are available. New construction is required.
