Sandy Shores Resort is within the RM of Coteau 255. Taxes are assessed and paid to the RM of Coteau. Taxes vary with the lot and property constructed. In 2021, property taxes ranged from $822-$7454.
The RM of Coteau will maintain the access road and roadways within the development. Driveways and approaches are the responsibility of the lot owner.
Lake Diefenbaker is 140 miles long with 580 miles of shoreline. Sandy Shores is on the most northern point in the Coteau Arm. The lake is a man made reservoir. The risk of flooding is very low. WSA set the Environmental Reserve line at a maximum high water mark. Water cannot exceed this level and is regulated by the dam. Lake Diefenbaker has very good water quality, perfect for an abundance of water sports.
Lot Orientations: The Coteau Arm runs predominently east-west. Most lots face south, including Lakefront lots. South facing lots offer natural light in both the morning and afternoon. The East, West and North boundaries of Sandy Shores are bordered by Danielson Provincial Park. Several interior lots have park and green space borders. A few corner lots have orientations that will allow side garages.
Lakefront lots will allocated spaces for docks. The slope is very gentle. Lake Diefenbaker water levels can fluctuate greatly even in one day. WSA regulates all docks on Lake Diefenbaker. Building Specifications will restrict lot owners who are not lakefront from placing docks. A concrete boat launch operated by Danielson Provincial Park is 1 km east of Sandy Shores Resort. A marina is opening in 2022. Sign up for the newsletter for the latest information! A marina will offer safe, easy, and environmentally sound access to Lake Diefenbaker. Marina Slips are available; reserve yours now! Two beach areas have been created at the development, one on the east side of phase 1 and the second on the west side of phase 2. Swim docks are at both beaches.
The Environmental Reserve is managed by WSA. Parks and Municipal Reserve will be managed by the RM of Coteau at the completion of the development. Lilac Park in Phase 1 behind the Water Treatment Plant offers a relaxing location with dry pond and rock waterfall. TN Train park with playground structures has been constructed in Phase 3. Sandy Shores has many green spaces, paths, and trails. Sandy Shores Resort received a grant from the Trans Canada Trail to connect trails within the development to the TCT. These trails will inspire individuals of all ages to be active and keep fit. Trails are multi-use for pedestrian (walking and cycling), providing year round access and recreational opportunities. (Motorized vehicles are not allowed on the trails, except for authorized use by management.) Community trails provide beauty, education and opportunities for active living and are an integral component of Sandy Shores Resort. Sandy Shores was the original site for Danielson Provincial Park, so trees were planted many years ago resulting in a wide range of mature trees on site. Trees are an important component of the development and many new species have already been planted with more planned every year.
If you are purchasing a lot or cabin through private sale, there are a few things to consider:
- Please notify the Sandy Shores Resort Community Association, as the membership to the SSRCA transfers with the lot sale. We will need to add the new lot owners' contact details to the membership. They can be emailed to ssrca.board@gmail.com
- The original lot owner signed a Building Standards document at time of purchase. The building standards are registered on the title of the lot, so the new owner is subject to these terms as well.
- A water service agreement will need to be signed with Lake Life Properties. Service is based on an annual rate, typically due in March.
- Power, propane, and other utilities will need to be transferred over to the new lot owner.
- There are bylaws in effect at Sandy Shores Resort. Contact the RM of Coteau.

Sandy Shores Resort has constructed a water treatment facility to provide potable water suitable for drinking and washing purposes. The Sandy Shores Resort water treatment facility operates 24/7 and water quality is tested daily.
The excellent water quality of Lake Diefenbaker delivers soft yet potable water at every fixture in your home. There is no need to soften the water further within your home. Scale-forming minerals such as calcium, manganese, and iron are well below recommended Canadian and Saskatchewan standards. Except for the slight chlorine odor, this water is equal to popular bottled waters.
Any noticeable changes in the water should be reported to Rauncie immediately at 306-717-3400. Sandy Shores Resort will publish the results of water testing annually at www.SandyShoresResort.ca. Please also ask for a tour of the Water Treatment Plant. As a resident of Sandy Shores Resort, you will receive an annual invoice for water. Water is not metered at this time.
SaskPower has installed electrical pedestals to service each lot in Sandy Shores Resort. Your builder should contact SaskPower to arrange connection of power and an electrical meter to your home. Residents who experience problems with power service should contact SaskPower at 306-310-2220.
You can have the grey power box moved closer to your house. To do so is an estimated cost of around $750. Contact SaskPower to do this.
Street Lights are owned and operated by SaskPower under contract to the RM of Coteau. Problems with street lights on the access road should be reported to SaskPower at 310-2220 or at www.saskpower.com .

The RM of Coteau maintain the streets in Sandy Shores Resort. Regular grading is conducted by the RM maintenance staff. Snow is removed from the roads by the RM of Coteau Culverts are maintained to allow the site to drain quickly following rainfall events. Please contact the RM of Coteau at 306-573-2047 to report issues with roads, ice, snow, or drainage.
Street Parking is strictly forbidden.
If you subscribe to land line service your phone it is not expected to be adequate for high-speed internet or Sasktel Max. Sandy Shores Resort has poor cell phone coverage and many residents have boosters which improve service significantly. The developer is working with SaskTel to address cellular coverage.
SaskTel Xplornet has been reported as a reliable internet service by residents. Xplornet is a satellite based high-speed service that can be bundled with SaskTel services. See www.xplornet.com or www.sasktel.com for more info.
Cable TV is not available in Sandy Shores Resort at this time.

Sandy Shores Resort residents are invited to use the common areas of the beach, trails and parks year round. The RM of Coteau is responsible for maintenance for all public areas. Please help us to keep these areas clean by using the provided trash and recycling containers.
Sandy Shores Resort continues to construct walking trails in the community. These trails are mown grass or gravel covered trails suitable for pedestrian use and bicycles. Please do not use the trails with heavy vehicles or in wet conditions as the community or individuals responsible for the damage bear the costly repairs. Do not place fill from building sites on the trails.
Sandy Shores Resort is surrounded by Danielson Provincial Park (DPP). DPP use including the boat launch requires an annual pass available from the Visitor Centre. DPP does not allow the use of vehicles. Please do not use vehicles on adjacent properties.
The RM of Coteau can be contacted for hours and fees of the dump.
Garbage and Recycling bins are located on Sandy Road. Bi-weekly pick-up is provided by Loraas May – September and other months as needed. If service is needed please contact Rauncie at 306-717-3400.
Garbage is for household garbage ONLY. No trees, grass, or construction materials should be placed in this bin. Contractors will arrange for their own bins.
Recycling bin is for cardboard, paper, aluminum and tin cans, plastic bottles. No plastic bags, food waste or hazardous materials.
Residents are welcome to use BBQ and fire pits provided they take precautions to prevent grass fires. Please ensure the fires are doused and covered before leaving them overnight. Winds can quickly turn unattended coals into a prairie fire. Burning refuse is prohibited.
