Building Specifications or Restrictive Covenants are a set of rules for construction. They protect property values. I have tried to take some lessons learned from other recreatonal developments and create a set of guildelines without being overly restrictive.

Water Security Agency Requirements
The Water Security Agency (WSA), as owner of the Environmental Reserve (ER) adjacent to the Sandy Shores development, cannot delegate its authority over the use of this land. The ER is specifically designated to remain in as natural a state as possible and serves an important purpose as a protective buffer between the reservoir and the development, helping to reduce risks of flooding and erosion.
WSA has no concerns with cabin owners mowing the grass within the ER, as this helps to reduce fire hazards, and the existing walking path may continue to be used for pedestrian access. However, to protect the function of the ER, WSA does not permit fire pits (open or closed), underground sprinklers, storage sheds, boat houses, boat rollers, pump houses, electrical works associated with pumping, tree or shrub planting, private fences, swimming pools, or the storage of ice fishing shacks.
By following these requirements, cabin owners can continue to enjoy the benefits of the ER while ensuring it fulfills its role as an environmental buffer for the community.

The RM of Coteau has a bylaw requiring all buildings over 100 square feet will be subject to Building Inspection. Fences and other structures under 100 sq ft may require a development permit from the RM of Coteau.
When you are ready to build, please submit:
1) Building Application

*Note: Building at Sandy Shores Resort is guided by RM 255 Zoning bylaws and Sandy Shores Resort Building Standards Agreement. This is a guide to meeting the above standards.
The RM of Coteau zoning required 1' setback on sheds. Please contact the administrator for zoning bylaws.
2) Form A Document. This is a Municode process and fees are scheduled by the RM & Municode.
3) $50 Fee Payable to the RM of Coteau (payable in cash, cheque, or e-transfer to rm255@sasktel.net)
Please note that the RM of Coteau #255 and Municode have the final say on all building permits.
Do you need a permit to build a deck/shed on an RV lot? If the deck/shed is greater than 100 square feet, it would require a building permit. A structure under 100 square feet including a fence may require a development permit from the RM of Coteau. BSDA rules also apply. Shed setbacks are set by the RM within a zoning bylaw. Please contact them for details.
